Most driveway paint jobs fail for the same two reasons.
The wrong product went down, or the prep got rushed.
Neither is expensive to avoid, but both are expensive to fix, because stripping a peeling coating off concrete is a far worse weekend than applying one.
Here’s what holds up, what doesn’t, and how to tell which situation you’re in before you buy anything.
What Driveway Paint Can and Cannot Do
Driveway paint is a decorative and protective coating applied over existing concrete floors.
It changes color, hides staining and adds a sealed layer against oil, salt and weather.
What it does not do is repair the slab underneath.
Painting is cosmetic, and it will not fix cracking, spalling or moisture problems.
That distinction matters, because plenty of people reach for driveway paint wanting a decorative finish rather than a repair.
If the goal is color and pattern that doesn’t need redoing every few years, the permanent version of that idea is stamped concrete, poured and imprinted in place and then sealed.
It’s the same product British installers call pattern imprinted concrete driveways.
Paint is the reversible, cheaper, shorter-cycle alternative.
So the first question isn’t which paint. It’s whether the concrete is sound enough to be worth coating at all.
If the slab is heaving, badly cracked or shedding its surface, coating it just puts a nice finish on a failing driveway.
The Four Coating Types, and How Long Each Lasts
There’s a meaningful difference between products here, and the cheapest option is rarely the cheapest over ten years.
- Latex and acrylic paints. The most affordable and the easiest to apply. Water-based, quick to clean up, widely available in color ranges. They sit on top of the concrete rather than bonding into it, which is why they’re the most likely to chip and peel. Expect roughly two to four years.
- Epoxy coatings. A significant step up in toughness and chemical resistance, which matters on a surface that gets oil, gas and hot tires. Two-part epoxies have a limited pot life once mixed, so you’re working against the clock. Expect three to five years.
- One-part epoxy (“1-K”) coatings. Paint with epoxy resins already in the solution. Easier to handle than a true two-part system while giving much of the durability. A sensible middle option for a DIY job.
- Polyaspartic coatings. The most durable of the group. They penetrate and bond with the concrete rather than sitting on it, and they hold up to UV without the ambering that affects some epoxies. Expect up to 15 years or more, at a considerably higher price and usually with professional installation.
- Concrete stains. Worth knowing about even though they’re not paint. Stains soak into the concrete and color it rather than coating it, so there’s no film to peel. The trade-off is less control over the final color and no ability to hide existing damage.
One rule of thumb from the trade: on driveways specifically, higher-solids products leave a thicker film and bond better.
If two products look similar, compare the solids content rather than the price.
Prep Is Most of the Job
The painting takes an afternoon. The prep takes longer and determines whether the finish survives its first winter.
- Clear and sweep. Remove everything loose. Dirt, leaves, gravel and dust all become adhesion failures.
- Kill the oil and grease. Old oil spots will reject coating no matter what goes over them. Degrease them specifically rather than assuming a pressure wash handles it.
- Pressure wash the whole surface. Then let it dry completely. Trapped moisture under a coating causes blistering.
- Repair cracks and holes. Use a concrete patching compound or crack filler, let it cure, then sand the repairs flush.
- Etch or grind the surface. Concrete is smoother than it looks. Acid etching or mechanical grinding opens the surface so the coating has something to grip. Skipping this is the single most common cause of peeling.
- Prime. A concrete bonding primer gives the coating a consistent surface to bond to, particularly on new or previously uncoated concrete.
Two extras worth considering.
A non-skid additive mixed into the topcoat matters more than people expect, because a sealed concrete surface gets slick when wet. And a urethane sealer over the finished coating adds real life to the job, though it becomes its own maintenance item every two to three years.
Weather and Timing
Coatings are fussier about conditions than interior paint.
Aim for 50 to 80°F, with no rain forecast for at least 24 hours after application.
Check the product’s own cure window, because some need considerably longer than a day before the driveway can take a car.
Work in the morning or on an overcast day.
Concrete in direct summer sun gets hot enough to flash the coating off before it levels, which leaves roller marks and poor adhesion.
Cut in the edges with a brush first, then roll in sections roughly three feet wide, keeping a wet edge as you work down toward the street.
Then be patient about driving on it.
Foot traffic and vehicle traffic have different cure times, and tires are what lift a coating that went down slightly too soon.
What It Costs
Driveway coatings generally run $3 to $10 per square foot, depending on the product and how much preparation the surface needs.
Acrylic and latex sit at the bottom of that range, polyaspartic at the top.
Run the math over ten years rather than per gallon.
An acrylic paint coating at the low end of the range, redone three or four times, costs more in materials and far more in weekends than a single higher-grade application.
Whether that trade is worth it depends on how long you plan to stay and how heavily the driveway is used.
Also budget for the prep. Degreasers, patching compound, etching solution, primer and a sealer add up, and leaving any of them out is where the savings evaporate.
When Painting Is the Wrong Call
Some driveways shouldn’t be painted, and recognizing that early saves money.
The concrete is failing structurally. Wide or moving cracks, sections at different heights, or a surface that crumbles when you scrape it. These are sub-base and slab problems. Coating them hides the symptom for one season.
There’s a moisture problem. Persistent damp patches, efflorescence that keeps returning, or water pushing up through the slab. Any coating applied over rising moisture will blister off.
It’s already been coated badly. A driveway with a failing previous coating has to be stripped or ground back before anything new goes down, and that job is often more work than the original installation.
You want a permanent decorative finish. If what you’re really after is the look of stone, brick or cobbles, a coating is an imitation of an imitation. Stamped concrete gives you that finish in the slab itself, with color that runs through the surface rather than sitting on it, and a working life measured in decades rather than years.
The driveway needs to drain. Sealed coatings shed water rather than absorbing it. On a drive that already pools, adding a non-porous layer makes drainage worse, and that’s worth solving before you make the surface slicker.
